Took an existing site for which planning had been denied and unlocked it with a proposal that led to full consent and an increase in land value.

Summary

This parcel of land is situated in the rural village of Burford in Shropshire. It was marketed as a strategic land opportunity with a draft allocation status, only under the emerging development plan, so it carried weight in planning terms.

 

The site sits on the edge of the development boundary within the village, and although it had been previously promoted, planning requests to date had been unsuccessful. It

was also considered that Shropshire had more than 5 years land supply. We reviewed the site and felt like we could unlock it by challenging the weight the planners had put on the emerging plan. We were also prepared to appeal if necessary.

It was a protracted process, but in the end, a successful one. By offering the local authority a betterment on the planning value to include enhanced ecology Bio Nett Gain and an increase in affordable housing, full consent was issued.

 

The successful outcome increased the value of the land in its own right, and we’ve since assisted in taking the scheme to a Registered Housing provider as a land and build package scheme.
